MFSS Copper View Holdings, the owner of Copper Apartments, is looking to hire a Property Management Associate for the property for a six month to one-year term. This role will report directly to the onsite Property Management – Manager.
Job Responsibilities:
· Improves “Renter Experience”, evaluates current and new amenities and constantly explores mechanisms to improve tenants’ quality of life.
· Proactively marketing new units that are under construction and maintaining waitlists.
· Supports the Property Management – Manager onsite.
· Maintains property rentals by advertising and filling vacancies, negotiating leases, and ensuring a clean premises.
· Establishes rental rates by surveying local rental rates and working with CFO.
· Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining the advantages of location and services, and showing units.
· Accomplishes financial objectives by collecting rent, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
· Maintains building systems by contracting maintenance services and supervising repairs.
· Enforces precautionary policies and procedures and responding to emergencies.
· Implements occupancy policies and procedures and engages Property Management – Manager and outside counsel when necessary.
· Prepares reports by collecting, analyzing, and summarizing data and trends to CFO.
· Communicates with tenants, onsite Manager, CFO, Community Leaders, Employers in the vicinity, etc. to enhance the living experience at Copper View.
Duration:
· 6 months to 1 year contract (renews based on need)
Education, Experience, and Licensing Requirements:
· Knowledge of ERP or CRM systems a plus.
· Knowledge of Appfolio or Property Management systems preferred.
· High school diploma, GED, or equivalent.
· Bachelor’s degree or equivalent experience preferred.
· 3-5 years experience in real estate or sales.
· 1-3 years’ management experience a plus.
· Solid knowledge of office software such as Microsoft Outlook, Excel, and Word.
· Team experience is preferred (clubs, high school or college sports/teams, etc.). Please show a group activity that you’ve engaged in to demonstrate collaboration and relationship building capabilities.
